I was looking for a rental closer to work that had the space for myself and my 4 kids within my budget. During that process Angela reached out to me and explained to me that with my credit I could qualify for an FHA 1st time homebuyer loan. Buying had never even crossed my mind as a possibility but after she explained the requirements, I quickly realized that not only was buying possible for me, but was actually going to be the most affordable option upfront and monthly and that I would get more bang for my buck. I cannot recommend her enough, she is very personable, easy to talk to, and very attention to detail!!!

Straight answers to real questions
I write about the things borrowers actually ask me. Here are a few.
-
Renovation loans
There's a Loan for That
A home that needs updating isn't always a deal-breaker—it may be an opportunity. A renovation loan may allow a qualified buyer to combine the purchase price and eligible improvement costs into one mortgage with one closing.
-
Mortgage basics
Mortgage conversations can sometimes sound like alphabet soup.
APR, DTI, LTV, PMI — borrowers shouldn't need a decoder ring to understand one of the biggest financial decisions they'll make.
-
Rates & costs
A remarkably low mortgage rate can catch your attention—but the number in the advertisement rarely tells the whole story.
That rate may require excellent credit, a larger down payment, discount points, or other very specific qualifications. Before comparing offers, look beyond the advertised rate.
-
Rate history
Could you imagine financing a home at 18.63% interest?
According to Freddie Mac, the average 30-year fixed mortgage rate reached a record 18.63% in October 1981 — the highest weekly average recorded since tracking began in 1971.
-
Investor financing
Could the seller become the lender?
With owner financing, the buyer makes payments directly to the seller under negotiated terms — useful when traditional financing doesn't fit the transaction.
-
Specialty programs
Medical Professional Loans
Medical professionals often begin their careers with strong earning potential—but also considerable student loan debt. Certain mortgage programs may provide more flexible treatment of that debt while offering other benefits designed specifically for eligible healthcare professionals.

Rate history · Freddie Mac
The right time to buy isn't determined by one number.
18.63%
Average 30-year fixed mortgage rate · October 1981
According to Freddie Mac, the average 30-year fixed mortgage rate reached a record 18.63% in October 1981—the highest weekly average recorded since tracking began in 1971. Of course, home prices and the overall economy looked very different then. It's a great reminder that comparing rates alone never tells the full story.
It depends on your finances, your goals and the loan options available to you.

During my break from Aurora Mortgage Corp., after the housing crash, I was raising my 3 boys while working other types of employment. In 2025 I re-located to Kansas and decided to get licensed as a Mortgage Loan Originator to re-enter the field I loved and missed throughout my career.Angela Gerrard
